What is the MLS (Multiple Listing Service)? The Multiple Listing Service (MLS) is a computerized list of ALL homes offered for sale by real estate brokerages in your area. The MLS is the primary tool used by Realtors to find homes for their buyers, and for most Realtors and buyers, it is the only tool they need to find the right home. Realtors search the MLS daily to find potential matches for their buyers.

The MLS provides the biggest marketing advantage in selling houses. This kind of exposure to Realtors and their buyers is not available anywhere else. You maximize your chances of selling your property quicker and at a better price when it is listed on the MLS.

Being listed on the Realtors MLS enables you to take advantage of the power of thousands of Realtors in your area.

If I find my own buyer, will I still have to pay a "buyers agent" commission? No. If you find your own buyer, you will not be obligated to pay a "buyer agent" commission.

If I am doing my own offer negotiations, must I provide a copy of my offer paperwork to Utah Advantage Realty? Yes. Though this is a flat fee listing, we are still considered to be your recognized agents (the only way to get your property on the MLS in the State of Utah). As of May 1, 2005, the State of Utah requires all brokerages to maintain a copy of the offer transaction paperwork whether or not the listing is "limited service" or  "full service". 

Can I use a "For Sale By Owner" sign while listed on the MLS? No. The Realtor's MLS prohibits the use of "Non Brokerage" signs. Our Sign should accommodate your needs. Our company sign is included with your listing.

Will Realtors contact you or me for a showing? You are listed on the MLS as the appointment contact. Realtors will contact you directly to arrange showings. 

After I sign up, how long will it take my listing to post on the MLS? Your listing will appear on the Realtor's MLS within 24 Hours . 

How long is the listing period? We offer a flexible term listing (up to 12 months). You also have a right to cancel your listing at any time for any reason.

How do I make changes to my listing? Make changes to your listing at any time by emailing changes to Changes@utahsuperagents.com, please include your MLS number. Additionally you make fax changes and corrections to 801.991.2976. Your change will occur on the MLS within 1 business day.

We hold a license agreement with the MLS that allows our brokerage to advertise our listings across the MLS. We charge our clients a flat rate as low as $299 for a flexible term listing (up to 12 months) with a right to cancel at any time for any reason. Though we have additional services you are not obligated to pay for any other service unless you order it.

On May 1^st 2005,the State of Utah passed Senate Bill 56. This new legislation requires ALL brokerages to provide certain services to their clients, including the availability of a licensed agent to provide advice and consultation on offers, escrow, settlement and closing during normal business hours. Additionally, brokerages are required to maintain a copy of the seller's closed transaction paperwork for a period of 3 years.

BUYER'S AGENT COMMISSION: All listings are subject to the policies of the MLS. The MLS requires that all advertisements on their system offer a buyer-agent commission. However, the amount of commission you offer a buyer's agent is completely up to you (Anti-trust laws prohibit the MLS from specifying how much commission you should offer). Our company takes no part of the buyer-agent commission, unless we bring the buyer. If you find your own buyer (no agent involved in your sale), you will not pay a buyer-agent commission.

REPRESENTATION: You are responsible for all showing arrangements with buyers and/or buyer-agents. You will also handle all offer negotiations with buyers and/or buyer-agents. Though you are handling your own showing arrangements and offer negotiations, we are considered to be your recognized agents. We are available to you by email for advice and consultation with regards to offers, escrow settlement and closing. UNDER THIS SERVICE, THE COMPANY DOES NOT NEGOTIATE THE SELLER’S OFFER.
